    Quick decision box: Is 2026 a buyer's market in Bangkok? Not uniformly. Mass-market and outer-city stock still carries meaningful incentives. Prime and differentiated central product does not. The right answer depends on which segment you're looking at, not the citywide average.

    The direct answer

    Bangkok's condominium market recovered in 2026, but the recovery was shallow and uneven rather than a citywide boom. The Bank of Thailand's official condominium index reached 204.3 in July 2026, up 3.6% from a year earlier. That year-on-year figure looks strong mainly because it's measured against a weak point in 2025. Measured against January 2025 instead, the index is up just 0.2% over eighteen months. Both numbers are accurate. Neither is complete without the other.

    The 2025 decline and the 2026 recovery

    The Bank of Thailand's hedonic condominium index, built from mortgage-loan data across Bangkok and its vicinities, fell from 203.8 in January 2025 to a low of 195.0 in September 2025, a 4.3% decline. It then recovered to 204.3 by July 2026, up 4.8% from the trough. It's worth noting what this index does and doesn't measure: it's a broad market benchmark for Bangkok and its surrounding provinces, not a valuation of any particular condominium. Put together, the eighteen-month story is closer to a round trip than a rally: the index spent most of 2025 falling, then spent the first half of 2026 climbing back to roughly where it started.

    This pattern matters for anyone reading a single headline statistic. A 3.6% year-on-year gain, quoted on its own, implies steady growth. It doesn't. It implies a market that fell first and is still working its way back to flat.

    Why a 78.4% price jump did not mean 78.4% appreciation

    The most misleading number in any Bangkok condo report this year is the citywide average selling price of newly launched units, which rose from roughly THB 84,300 per square meter in Q1 2026 to roughly THB 150,417 per square meter in Q2 2026, a jump of 78.4%.

    That figure describes what developers chose to build and launch, not what existing condos gained in value. In Q1 2026, launch activity skewed toward outer-city, mass-market projects. In Q2 2026, close to 90% of new launches sat along Sukhumvit Soi 34 to 63, a district where the average launch price runs considerably higher, at roughly THB 183,875 per square meter, including two projects priced above THB 220,000 per square meter. The citywide average (THB 150,417) sits between the two mixes because Sukhumvit launches, while dominant, weren't the only product entering the market that quarter.

    The lesson generalizes beyond this one report: when a citywide average moves sharply in a single quarter, check whether the underlying mix of properties changed before assuming individual units appreciated. A launch-price average tracks what's coming to market. A repeat-sales or hedonic index, like the Bank of Thailand's, tracks appreciation. They answer different questions, and conflating them produces headlines that don't hold up under scrutiny.

    Bangkok's condo price ladder

    Bangkok is not one condo market. It's a set of submarkets operating under a shared citywide index, and the gap between them is wide. Cushman & Wakefield's benchmarks for units launched from 2024 through Q2 2026 show the following average prices per square meter:

    Pathum Wan-Phaya Thai prices are roughly 3.88 times the outer Bangkok benchmark. These are current launch-positioning figures, not appreciation rates: a property in Pathum Wan-Phaya Thai isn't guaranteed to appreciate faster than one in outer Bangkok simply because it launches at a higher price. It reflects land scarcity, transit access, and brand positioning at launch.

    Where supply is actually concentrated

    The submarket price ladder only tells part of the story. Supply volume tells the rest. Figures below are Cushman & Wakefield's launch and current-supply data.

    Outer Bangkok accounts for the overwhelming majority of both historical launches and current supply, with roughly five times as many launches since 2020 as the other six submarkets combined, and current supply of 389,295 units against a combined total well under 130,000 elsewhere. This is precisely why citywide averages can shift so quickly: a modest change in how much prime versus outer-city product enters the market in a given quarter can swing the average price per square meter well beyond what any individual property experienced.

    What 2026 looks like for buyers

    Forecasts for the remainder of 2026 point toward two different markets moving in opposite directions, sometimes described as a barbell shape. On the downtown end, scarce and differentiated luxury stock is expected to hold up well, with CBRE's outlook citing potential asking-price increases of up to 15%, driven partly by a greater concentration of luxury and super-luxury launches entering that segment. On the other end, affordability pressure, mortgage rejection rates, and competition among developers could push asking prices down by as much as 10% in some midtown and suburban segments.

    These are forecast scenarios, not observed price movements, and they shouldn't be read as guaranteed outcomes for any specific project. The practical takeaway is that negotiating leverage in 2026 depends heavily on which segment a buyer is in. Completed inventory and outer-city stock remain considerably more exposed to incentives and price flexibility than scarce, freehold prime product.

    What this means for someone researching a Bangkok condo

    None of this constitutes financial, legal, or investment advice, and figures here should be treated as market information rather than a valuation of any individual project or unit. With that caveat in place, a few practical points follow directly from the data.

    Comparing a single project's asking price to a citywide average is not a meaningful test of value. The relevant comparison is against other properties with similar tenure, age, floor level, view, foreign ownership quota, and unit condition, ideally within the same submarket. A prime-located unit and an outer-city unit will not respond to the same market pressures, even when both sit inside the same official index.

    It's also worth separating what a property costs today from what it's likely to be worth later. The BOT index reflects broad appreciation trends across Bangkok and its surrounding provinces. Submarket benchmarks reflect where new supply is currently priced. Neither one, on its own, predicts what a specific unit will do.

    Is Bangkok a buyer's market in 2026?

    Selectively, rather than universally. Developers and sellers of mass-market and outer-city stock are still competing for buyers with incentives. Scarce, well-located, and differentiated prime product is not showing the same flexibility, and forecasts suggest that gap may widen rather than close over the remainder of the year.
